FLOOR SYSTEM

1.	Floor Framing is Wood I Beam Engineered Floor sized as required at 16" center lines.
2.	Subfloor is 3/4" tongue & groove Plywood - underlayment grade

LOFT & SECOND FLOOR SYSTEMS

1.	Glue Laminated Floor Beams are West Coast Douglas Fir #1 architectural grade, sized and spaced as engineered.
2.	Floor Framing is 2"x 8" Hem-Fir No. 2 & Better, Kiln Dried Joists at 16" center lines
3.	Subfloor is 3/4" tongue & groove Plywood - underlayment grade.

ROOF SYSTEM

1.	Glue Laminated Roof Beams are West Coast Douglas Fir #1 architectural grade, sized and spaced as engineered.
2.	Vented Cavity Roof Framing is 2"x 10" Hem-Fir No. 2 & Better, kiln dried Rafters at 24" center lines.
3.	Roof Sheathing for Vented Cavity Roof is 1/2" CDX Plywood

INSULATION FOR FLOOR, WALL, & ROOF - OPTIONAL

EXTERIOR DOORS

1.	Select your Entry Door from the following standard doors:

	a. Fir Raised Panel Entry door, pre-hung, and ready to install,
	b. Fiberglass Insulated Entry door, pre-hung, and ready to install, with molded wood grain (paint or stain).
	c. Included, if shown on standard plans in our Idea Book, are Sidelights, French Doors, and Double Entry Doors.

2.	Other standard Exterior Doors (other than "Entry") are Solid Core Oak with Lockset and Deadbolt.
3.	All exterior doors, except Sliding Doors, include locksets and deadbolts.

INTERIOR DOORS

1.	Standard "Personnel" interior doors are Solid Core Oak, pre hung, complete with hardware.
2.	Standard Closet doors are Hollow Core Oak Bi-fold complete with frame and hardware.

WINDOWS

1.	Standard windows are Lifetime Warrantied Vinyl with double glazed insulated glass, screens, and trim package. All opening windows are tested to AAMA window standards, including sliding, awning, or casement windows with roto-casement hardware as detailed on our standard plans.
2.	Other Glazed products available through Pan Abode include custom designed Sun Rooms and Room Additions, Garden or Solarium Windows, and Velux Skylights.

CEDAR TRIM & HARDWARE PACKAGE

1.	Window & Door Trim Materials:

	a.Interior Trim includes clear cedar liner and interior casing,
	b. Exterior Trim includes clear cedar exterior casing and Fir Bucks (except for Post & Beam).

2.	Exterior Building Trim Materials:

	a. Roof System Trim is cedar Barge and Fascia, and Aluminum Soffit Vent with cedar 1x3 trim.
	b. Floor System Trim is cedar Base Trim.
	c. Corner Boards for Post & Beam wall corners.

3.	Hardware Package

	a. Screws - (1) Sub Floor self-tapping screws, (2) PHOENIX SYSTEM Wall screws are 5" to 10" as per plan, and (3) Classic System "starter timber" screws are 8" and 10",
	b. Adhesives - (1) Sub Floor glue, (2) PHOENIX SYSTEM Wall glue and caulking, (3) Classic System Wall glue and caulking and (4) Window and Door caulking.
	c. Standard Simpson Wood Construction Connectors are exposed steel Beam Hangers, Floor Joist Hangers, Wall & Beam Straps, and miscellaneous items as per plan.
	d. Classic System only - Roof Anchorage System and hard white vinyl Pounding Blocks for wall timber installation.

	Tropical Climates receive Treated Studs, Joists, & Plywood, and Single Glazed Windows.

POST & BEAM EXTERIOR WALL SYSTEM

1.	Posts are structural load bearing posts at 6' center lines which are located in Framed Gable walls. These posts are sized to accommodate the actual design loads. Standard concealed posts are 4"x 4" and/or 4"x 6" Fir, while exposed posts are 3 1/8" and/or 5 1/8" Glue Laminated Appearance Grade.
2.	Studs are kiln dried 2"x 6" Hem-Fir, at 16" center lines
3.	Sheathing is 1/2" CDX Plywood.
4.	Moisture/Infiltration barrier is Tyvek.
5.	Exterior Siding is Western Red Cedar, Kiln-Dried Tight Knot:

	a. Custom Re-sawn 1"x 6" Shiplap Siding provided in random lengths - applied Vertical.
	b. Pan Abode Pattern 1"x 6", or 1x 8" - applied horizontal.
	c. Other Siding Options include:
	Cedar Bevel Siding
	Cedar Shake Siding
	"D-LOG" Cedar Siding
	Brick, Stone, T1-11, Vinyl Siding
	• HardiPlank Siding

6.	Optional Wall Insulation:

	a. Typical with 2"x 6" studs is R-19 Fiberglass Batt.
	b. Double Blanket R-26 Insulation System which adds R-5 rigid foam sheathing to exterior of wall system.
	c. Double Blanket R-35 Insulation System adding R-15 rigid foam insulation & 2"x 2" horizontal furring at interior of wall.

7.	Interior Walls - all interior walls are 2" x 4" frame
8.	Optional Interior Wall Finishes.

	a. Typical interior wall finish-is 1/2" drywall assumed. Other Optional Wall Finishes include:
	b. Whitewood Paneling - 1"x 6" - kiln-dried, tight knot, tongue & groove in several patterns.
	c. Cedar Paneling - 1"x 6" or 1"x 8" - kiln-dried, tight knot, tongue & groove in several patterns.
	d. Clear Cedar Paneling - 1/2" x 4" clear cedar kiln dried tongue & groove installed vertical, horizontal, or on an angle.

PHOENIX SYSTEM WALL SYSTEM

1.	There are two PHOENIX SYSTEM wall systems available. All wall timbers are Kiln-Dried Western Red Cedar, select tight-knot milled on four sides to create the face pattern and tongue & groove. They are custom cut to exact length, labeled, wrapped and ready for on site assembly.

	a. Single Wall System Wall timbers are laminated 5x8 or 3x8 (for Tropical Climates) graded on both faces.
	b. Energy Wall System - (R-19) Wall timbers are laminated 3x8 graded on one face. Also included are:

	(1) Framing is 2"x 2" kiln dried Hem-Fir, at 24" center lines applied on the interior timber wall face.
	(2) Insulation is R-16 Rigid Foam.

2.	Wall Columns are sized and spaced as required by engineering for building corners, as well as in line positions. These columns are made from architectural grade glue-laminated beams of West Coast Douglas Fir #1. All columns are dadoed (notched), sanded on four sides, labeled, wrapped and ready to assemble.
3.	Optionally, Classic Corner Stub Walls are available to replace Wall Columns.
4.	Two story & Lofted models are priced with Exterior Walls of Frame construction at the upper level. It is possible on some plans to upgrade these walls to solid timber for an extra charge.
5.	Interior Walls - all interior walls are 2"x 4" frame.
6.	Optional Interior Wall Finishes. Included are the same options as shown under Post & Beam #8.

	a. Wall Timbers - laminated 3x8 & 5x8 graded 2 sides .

CLASSIC TIMBER WALL SYSTEM

1.	There are three Classic Timber Wall Systems available. Only the Single Wall and Energy Wall are listed in our Pricer. All wall timbers are Solid Air-Dried Western Red Cedar, select tight-knot milled on four sides to create the face pattern and tongue & groove. They are then custom cut to exact length, notched to create lock joints at corners, labeled, wrapped and ready for on site assembly.

	a. Single Wall System Wall timbers are 4"x 6" or 3"x 6" (for Tropical Climates) graded on both faces.
	b. Energy Wall System - (R-19) Wall timbers are 3"x 6" graded on one face. Also included are:

	(1) Framing is 2"x 2" kiln dried Hem-Fir, at 24" center lines applied on the interior timber wall face.
	(2) Insulation is R-16 Rigid Foam.

	c. Double Wall System (R-23) The exterior wall consists of two separate, but interconnected timber walls of 3"x 6" Solid Air-Dried or 3x8 Laminated Kiln-Dried graded on one face, with a 4" cavity between.

	(1) Standard Insulation included with this wall system is R-16 Rigid Foam.
	(2) Optional Insulation available is R-30 Rigid Foam, which provides a total of R-35.

2.	Two story & Lofted models are priced with Exterior Walls of Frame construction at the upper level. It is possible on some plans to upgrade these walls to solid timber for an extra charge.
3.	Interior Walls. Generally, some interior walls (those supporting beams extending from the exterior walls) will be Solid Air-Dried 4"x 6" or 3"x 6" as required to match the exterior wall timbers. The remaining interior walls are 2"x 4" frame.
4.	Optional Interior Wall Finishes. Included are the same options as shown under Post & Beam #8.

FRAMECRAFT EXTERIOR WALL SYSTEM

1.	Studs are kiln dried 2"x 6" Hem-Fir, at 16" center lines
2.	Sheathing is 7/16" Oriented Strand Board (O.S.B.).
3.	Moisture/Infiltration barrier is Tyvek.
4.	Exterior Siding is Cedar Bevel Siding (5/8"x 8") - Kiln-Dried Tight Knot or Un-Painted HARDIPLANK Siding. Your choice. Other Siding Options include:

	a. Custom Re-sawn 1"x 6" Shiplap Siding provided in random lengths - applied Vertical.
	b. Pan Abode Pattern 1"x 6", or 1"x 8" provided in random lengths - applied horizontal.
	c. Cedar Shake Siding.
	d. "D-LOG" Cedar Siding.
	e. Brick, Stone, T1-11, Vinyl Siding.

5.	Optional Wall Insulation:

	a. Typical with 2"x 6" studs is R-19 Fiberglass Batt.

STANDARD FRAMECRAFT SYSTEM MATERIAL SPECIFICATIONS EXCLUDING WALL SYSTEM

The FRAMECRAFT System Building Package is similar to frame buildings being constructed all over the U.S., except that the quality is at the higher end of the spectrum. Our typical frame building customer may start with the standard FRAMECRAFT specifications and upgrade to some of the Post & Beam Specifications. Please feel free to modify any of the following specifications to your personal tastes and your Lets Get Started Estimate will reflect these changes.

FLOOR SYSTEM

1.	Floor Framing is 2"x 8" Hem-Fir No. 2 & Better, Kiln Dried Joists at 16" center lines.
2.	Subfloor is 5/8" tongue & groove Plywood - underlayment grade

LOFT & SECOND FLOOR SYSTEMS

1.	Glue Laminated Floor Beams are West Coast Douglas Fir #1 architectural grade, sized and spaced as engineered.

3.	Roof Sheathing for Vented Cavity Roof is 7/16" OSB.
